In response to comments provided at the Pre-app stage, the applicant has provided sufficient evidence to demonstrate that alternative commercial uses have been considered and found to be unviable for a number of reasons including the constraints of the physical building.

Further, the applicant has demonstrated there are existing commercial units in area which stand vacant and have for some time, further demonstrating that there is limited scope and demand for the space to continue as a commercial offering.
