On the basis of the plans provided it would appear that the length of the driveway in front of the proposed garage is less than the prescribed distance of 6m. Although a lesser distance of 5.5m could be acceptable (subject to the garage door being a roller shutter type) I have my doubts as to whether or not this reduced length would even be achievable?

It is therefore recommended that the garage be moved back in order to provide a driveway of sufficient length. If this cannot be achieved then I would have to recommend this application for refusal on the basis of the reason below.

Inadequate Site
It is considered that the driveway in front of the proposed garage is of a substandard size which would result in vehicles parking on it overhanging the adopted footway which runs alongside Sparke Close which would give rise to conditions likely to cause a hazard of pedestrians using the footway which would be prejudicial to both public and highway safety. The development is therefore considered to be contrary to the adopted guidance contained within the Supplementary Planning Document (July 2020) and Policy DEV29 of the Plymouth and South West Devon JLP (March 2019).
