Highway Authority

This pre-application enquiry seeks advice on the proposed conversion of part of the existing single garage to provide a beauty room from which the applicant would operate a home business. The Highway Authority would not wish to raise any in-principle objections to the proposed development.

There is ample parking to serve the donor dwelling through the use of the existing hardstand and therefore the loss of the garage does not give rise to concerns over lack of parking at the property.

The submission details refer to the potential creation of additional parking to the west of the existing parking area should this be required. The LHA would advise that any formal application would need to evidence that there is enough space at the site to allow for additional parking demand arising as part of the development to be accommodated independently of the spaces that serve the dwelling. If this is unable to be achieved within the current parking area, then the applicant should seek to provide additional space within the curtilage of the property, which, as already identified, could be obtained through an extension to the hardstand.

As such the LHA would not raise any in-principal objections to the proposed development should it be made subject to a formal planning application.

The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
