The proposals intend to construct a granny annexe to the rear of the above-mentioned property to house an elderly relative. The Highway Authority would not wish to raise any in-principle objections to the proposed development.The existing property is benefitted with a hardstand to the rear where the new proposed annexe will be situated, thus removing a level of the existing off-street parking for the donor dwelling. The submitted drawings and Design Statement indicate that 2x off-street parking spaces will be re-provided to the rear of the annexe, however further details will be required with regard to the provision of these spaces prior to the commencement of works on-site. This is to ensure that the existing levels of off-street parking are maintained following the proposed development.
The annexe is proposed to be used as an ancillary to the main dwelling. A condition should be attached to restrict the use of the annexe in this way so as to prevent the annexe from being operated independently and subsequently increasing the parking demand at the site.

FURTHER DETAILS
No development shall take place until details regarding the provision of 2x off-street parking spaces to the rear of the proposed annexe have been submitted to and approved in writing by the Local Planning Authority.
Reason:
To ensure that these further details are acceptable to the Local Planning Authority and that they are in keeping with the standards of the vicinity in accordance with the Plymouth and South West Devon JLP 2019.
CONDITION: ANCILLARY USE
The annexe hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 234 Old Laira Road.
Reason:
Due to the close relationship between the proposed annexe and the existing dwelling and shared access and amenity areas, the accommodation is considered unsuitable for independent occupation in accordance with Policy DEV29 of the Plymouth and South West Devon JLP 2019
The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
