The NI Planning team hold no in-principle objections to this development. We are only commenting from an ecology and protected trees viewpoint for this application, as it does not warrant assessment through landscaping or green space impacts.Ecology:
Due proximity of the building to Eggbuckland Community Woodland, and the age of the building, we strongly recommend a preliminary bat roost and nesting bird survey to ensure no protected species will be affected by the works. Following confirmation of no impacts to protected species (and/or appropriate mitigation put into place) we see no issues of compliance with JLP Policy DEV26.
Protected Trees:
Some of the trees surrounding St Edward's Church are protected under TPO No. 92. This includes the large yew to the south. Whilst we predict no impacts to the trees on site, we will require evidence of avoidance of damage to tree roots (i.e. construction exclusion zone) to avoid heavy machinery compacting soil. A brief arboricultural/construction note on avoidance of damage to trees is recommended. Following this information, we predict compliance with JLP Policy DEV28.
