This pre-application enquiry seeks advice on the proposed creation of 2x flats on the first floor, including a first floor rear extension. The 2x flats will be created via the conversion of the existing 3-bed HMO currently located on the first floor.

The property is not benefitted with any off-street parking provision and this is to remain the case following the proposed development. As such, any impacts on on-street parking will have been previously established.

The parking demand associated with the property as existing equates to 5x spaces; 1x space per 1-bed flat (3x flats) and 2x spaces to serve the 3-bed HMO. Similarly, when considering the parking demand associated with the property as proposed, the parking demand remains the same at 5x spaces; 1x space per 1-bed flat (5x flats). Therefore the parking impacts are considered neutral and for this reason, the LHA would not raise any in-principle objections to the proposed development.

Secure and covered cycle storage should be provided in accordance with the levels and standards as detailed within section 8 of the SPD.


The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
