COMMENTS:
The Local Highway Authority (LHA) would not wish to raise any objections in principle to the proposed Change of Use of Unit 10, from a Construction Training Centre (in Use Class D1); to permit a Change of Use to include classes B2, B8, and E (g).
The currently vacant Unit 10 application site, has a given Floor-area of 1450sqm, and is located in 'Burrington Business Park', off Burrington Road. At the west end of the Burrington Way Industrial Estate.
The Use Classes, which are proposed to be applied flexibly, include and cover a range of different functions and uses, namely: -
B2, Manufacturing - B8, Warehousing ' And, E(g); (i) an office for any operational or administrative functions; (ii) the research and development of products or processes; or, (iii) any industrial process:
Unit 10, forms part of a self-contained, mixed-use Business Park, located on an Industrial estate. The previous use of Unit 10 as a Construction Training Centre, would have associated transport impacts in respect of, a servicing and parking demand that would have been accommodated within the Business Park, along with the wider impacts from the associated traffic movements.
SUMMARY:
On balance, it is considered that in this case the proposed increase in the range of the approved Use Classes, would be unlikely to result in any significant increase in the associated transport impacts. Therefore the LHA would not wish to raise any objections in principal to the proposed change in the Use Classes.
