My comments on this condition discharge will primarily focus around the details that have been submitted to discharge Condition 3 (Street Details). My comments are as follows:- From viewing the drainage plan it would appear that a dished channel is proposed at the entrance to the rear car parking area in order to collect highway water but this is fine being piped into a private soakaway. This would not be acceptable and highway water should discharge into a publicly maintained system.
- As a result of the levels falling away from the existing adopted highway, it looks as though any surface water falling onto the adopted footway at the northern end of the site could fall back onto the private footway that runs along the frontage of the units. This also needs to be addressed.
- No details have been provided relating to the construction of the roads and footways which make up the development. These details should be provided.
- I would question whether or not hazard paving should be provided at the top and bottom of the short flight of steps provided at the southern end of the scheme. In addition is a handrail also proposed?
Subject to these points being adequately addressed, I will then be in a position to recommend the discharge of Condition 3.
