Highway Authority

The proposals seek to convert the existing, integral garage at the above-mentioned property to provide a bathroom, utility room and a hallway with a main entrance door. The Local Highway Authority (LHA) would not wish to raise any in-principle objections to the proposed development.

Whilst the conversion of a garage would usually be unsupported due to the resultant loss of off-street parking provision and impacts on overspill parking, it is noted that the existing garage measures internally at only 5m in length and 2.38m in width. Such dimensions fall short of those required to enable a car to adequately park within a garage. Therefore, it can be assumed that the existing garage would not positively contribute to the off-street parking provision at the property at present. Furthermore, the garage is integral and therefore there is no opportunity for it to be replaced with a more appropriate standard of off-street parking provision (such as a hardstand).

As the proposed development would not lead to an increase in bedrooms at the property, the existing car parking demand would remain the same as previously established. The property will continue to be served with 1x off-street parking space in the form of a hardstanding to the front and therefore, for these reasons, the LHA would not wish to raise any in-principle objections to the proposed development.
