We object to the above application for the following reasons.
1. Under the terms of our Neighbourhood Plan, Policy PSM6, we need to sustain the primary shopping areas of Colebrook, Ridgeway and Stone Barton, and any vacant premises in these areas would be more suitable.

2. This shop is totally unsuitable for this Prime Residential area, and if allowed would set a precedent for other such areas in Plympton and throughout the city.

3. If approved these premises would be under Class E use which covers the following: Shops, retail warehouses, hairdressers, undertakers, travel and ticket agencies, post offices, pet shops, sandwich bars, showrooms, domestic hire shops, dry cleaners, funeral directors and internet cafes. Financial services such as banks and building societies, professional services (other than health and medical services) and including estate and employment agencies. Premises for the sale of food and drink for consumption on the premises - restaurants, snack bars and cafes. This would mean that at time in the future this shop could be changed into any of the above.

4. Fairfield is a Cul de Sac off Boringdon Hill. Many Boringdon Hill residents have very little or none off road parking. The area has many period properties which by their nature and construction were not built with motor vehicles in mind. Therefore, any additional parking this business creates will cause the residents even more parking misery.

We would point out that a similar application, 20/01146/FUL 4 Stoggy Lane, was made in 2020 it was refused by Plymouth CC, it went to appeal. The appeal was not upheld.

The existing business premises are an integral part of the area and should be utilised and any application of this nature in a residential area should be refused.
