23/01797/LBC -(re-submission of 22/01117/LBC) - Hoe Lodge Restaurant/Cafe (Grade 2 listed), Hoe Road

Rear and side extension plus roof terrace and internal catering alterations.



Objection to raised deck:

The HNF object in the strongest terms to the construction of a raised deck to the rear of Hoe Lodge as follows:

ˇ Would fail to safeguard the character and setting of the Hoe Conservation Area and the Listed Park

ˇ Significantly alter the appearance of a Listed building

ˇ A proposal for the Pier One Café to have an open deck on their pavilion was withdrawn for good reasons and acceptance here would reverse that argument and set a precedence for other establishments in the area.



Support ground floor extension:

The HNF support the ground floor part of the application as it will:

ˇ Provide an expansion to make the Café more viable and provide additional indoor space. This is also supported on disability grounds due to the Café's close proximity to the disabled parking area and its level access



General Concern:

ˇ This proposal, ground and or raised deck, could signify a shift in the use of the premises from food-led café to an alcohol-led late-night venue. This concern is supported by the noise complaints made against the new owners soon after they took over the Lease

ˇ Given the distance from residential properties in the area it should be considered necessary to condition the opening hours to avoid disturbance from late night noise
