Highway Authority

The proposals seek to vary condition 1 (approved plans) of application 23/01376/FUL to amend the landscaping and add a basement level and balcony to Plot 2 at the above-mentioned site. The Local Highway Authority (LHA) would not wish to raise any in-principle objections to the proposed variations and would recommend that all previous conditions be reiterated.

It is incidentally noted that the proposed variation will require a reduced dig by approximately a storey and therefore retaining walls are required to retain the adjacent ground and private drive. It would be incumbent on the developer to ensure the retaining walls can satisfactorily retain the ground adjacent to the dig and that the structures are fit for purpose.

It will be the responsibility of the developer to ensure that the retaining walls required as part of these proposed variations are fit for purpose and can satisfactorily retain the adjacent ground and private drive.



The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
