The proposals seek to change the use of the ground floor only at the above-mentioned property from office space to retail (Class E).Parking and servicing provision for the new retail unit is provided directly to the site frontage within the existing Range car park, as denoted on the submitted Site Location Plan.
Furthermore, it is not considered that the proposed development would give rise to any significant, additional transport and traffic impacts compared to those previously established by the existing use.
Notwithstanding the proposed change of use, the management of the parking spaces should continue to be carried out in accordance with the Car Park Management Plan which was submitted and approved under application 19/00066/CDM and in relation to the redevelopment of the wider site as a whole.
In conclusion, the Local Highway Authority would not wish to raise any in-principle objections to the proposed development but would recommend that a suitably worded informative regarding compliance with the existing Car Park Management Plan for the site is attached to any grant of consent.
