COMMENTS:
The Local Highway Authority (LHA) would not wish to raise any objections in principle to this pre-application proposal for the provision of two in number bespoke Passive Houses, low energy dwellings on a part of the grassland south of 54 Blunts Lane.
Access and egress for both dwellings would be via the historic and lightly trafficked Blunts Lane, which is a country lane now largely only used only by those accessing the small number of premises that it serves. Access into the site itself from Blunts Lane would via the existing northern field gate (there is also another gate to the south on Blunts Lane).
The accompanying Design & Access Statement refers to the Councils SPD in considering the impacts of the development, which includes the associated transport and highway impacts such as ' access/egress - forward visibility - servicing ' car parking Electric Vehicle charging points ' cycle storage ' drainage. Driveway gradients would also need consideration.
SUMMARY:
The LHA would not wish to raise any objections in principle subject to satisfactory further details to this pre-application proposal for the provision of two in number dwellings with access from Blunts Lane.
