This pre-application enquiry seeks advice on the proposed change of use to create a multi-use community space to provide services and support for young people at the above-mentioned property. The Local Highway Authority would not wish to raise any in-principle objections to the proposed development.

It is considered that the proposed use would largely serve the local community and therefore the associated traffic impacts would be minimal as visitors would be more likely to travel to the site via sustainable modes of transport.

It is noted, through looking at the extensive planning history at the site, that the parking bay to the front of the site is allocated for use by the property. As such, the development would be served with a level of off-street parking provision, though further details over how this parking area would be utilised to serve the site should be provided as part of any full planning application (as a drop-off area for parents for example).

Secure and covered cycle storage should also be provided in accordance with the levels and standards as detailed within section 8 of the SPD.


The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
