APPLICATION SUMMARY

COMMENTS:
The Local Highway Authority (LHA) would not wish to raise any objections in principle to the proposed Internal alterations to an industrial unit, located on the Estover Industrial Estate.

The proposed alterations include provision of, a reception, office, training space, and associated works. Along with cycle storage for ten cycles, with nine car parking spaces that includes three Electric Vehicle charging points. All as shown on the application drawing titled and numbered - Proposed Site Plan-L01-02 REV A.

SUMMARY:
The LHA would not wish to raise any objections in principle to the proposed internal alterations in accordance with the application details, recommending the following conditions are included in any grant of planning permission: -

CYCLE PROVISION
() The use shall not be implemented until space has been laid out within the site in accordance with the approved plan titled and numbered Proposed Site Plan-L01-02 REV A. The secure area for storing bicycles shown on the approved plan shall remain available for its intended purpose and shall not be used for any other purpose without the prior consent of the Local Planning Authority.

Reason:
In order to promote cycling as an alternative to the use of private cars in accordance with Policy DEV29 of the adopted Plymouth & Southwest Devon Joint Local Plan 2014 - 2034.


PROVISION OF PARKING AREA
() Each of the nine car parking spaces shown on the approved plans shall be constructed, drained, surfaced and made available before the approved changes are brought into use and thereafter that space shall not be used for any purpose other than the parking of cars.

Reason:
To enable cars used employees or visitors to be parked off the public highway so as to avoid damage to amenity and interference with the free flow of traffic on the highway in accordance with Policy DEV29 of the adopted Plymouth & Southwest Devon Joint Local Plan 2014 - 2034.


PROVISION OF ELECTRIC VEHICLE CHARGING POINT
() Prior to the approved development being brought into use three in number electric car charging point as shown on the approved plans shall be provided in accordance with the details set out as a minimum requirement in par 8.39 & Table 33 of the Councils Supplementary Planning Document (SPD). Reason
To assist in the lowering the carbon footprint of the development in accordance with Policy DEV29 of the adopted Plymouth & Southwest Devon Joint Local Plan 2014 - 2034.
