COMMENTS:
The Local Highway Authority (LHA) would not wish to raise any objections to the discharge of the associated transport and highway related planning conditions of application 23/01122/FUL.

The application seeks to discharge the following planning conditions: -
3. Construction Environmental Management Plan - 4. Planting/Soft Landscaping Plan ' 5. Highway Dilapidation Survey - 6. Construction Traffic Management Plan.

Of which Planning Conditions, 5. Highway Dilapidation Survey & 6. Construction Traffic Management Plan; are transport and highway related conditions. Although it is incidentally noted that the details submitted for conditions 3 & 6 are presented in the one document namely the 'Construction Traffic & Environmental Management Plan'.

The LHA consider the details submitted to satisfy the transport and highway impacts of Planning Conditions, 5. Highway Dilapidation Survey, & 6. Construction Traffic Management Plan, to be satisfactory to allow the discharge of the two planning conditions.

Incidentally, the applicant is advised and should note that in respect of construction traffic routes the roads within the Sherford new town development, between Gemini Road and Hercules Road are private roads. That are in the ownership and control of the developers the 'Sherford Consortium' and their consultants 'Brookbanks'. From whom the applicant should seek approval if and before any construction traffic associated with the development at Land Adj. 96 Sherford Rd PL9 8BG enters or uses routes through the new residential streets of Sherford.

SUMMARY:
The LHA would not wish to raise any objections to Planning Condition 5. Highway Dilapidation Survey, & 6. Construction Traffic Management Plan, of application
23/01122/FUL being discharged, recommending the following informative is included: -

INFORMATIVE: Use of Private Roads.
The applicant should note that in respect of construction traffic routes, the roads within the Sherford new town development, between Gemini Road and Hercules Road are private roads, in the ownership and control of the developers the 'Sherford Consortium' and their consultants 'Brookbanks'.
