This pre-application enquiry seeks advice on the proposed construction of a new entrance porch and single storey rear extension. The Local Highway Authority (LHA) would not wish to raise any in-principle objections to the proposed development.Whilst the proposed rear extension would necessitate the demolition of the existing garage which could be considered as a loss in off-street parking provision, it is unlikely that the garage would be large enough internally to accommodate a parked car. In addition, a minimum of 2x off-street parking spaces would still be available within the remaining hardstand.
The property is benefitted with 2x separate vehicle accesses; one from Reservoir Road and the other from Eggbuckland Road. Whilst on-site turning is usually required where an access is taken from a classified road (Eggbuckland Road), there is currently no such provision and therefore any associated impacts will already have been established.
In conclusion, whilst the proposals would result in the loss of the existing garage it could be argued that it could not positively contribute to the off-street parking provision at the property due to its size. There will be at least 2 off-street parking spaces retained following the development and there are no proposed changes to the existing and established vehicle accesses.
For these reasons the LHA would not wish to raise any in-principle objections to the proposed development.
The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
