Waste Residential

This area has a history of waste collection challenges. The rear of the property has restricted access, preventing our collection vehicles from servicing the area. The property frontage leads directly onto a main road, creating hazardous conditions for waste collection operatives and potential obstructions to traffic flow.

The conversion of this property into a student HMO will likely lead to a significant increase in waste generation, necessitating additional waste receptacles. However, there is currently no clear waste management strategy in place to accommodate this increase. Without designated storage space for bins, there is a risk of waste being left on the public highway, further exacerbating existing waste management issues in the area.

Given these concerns, I am unable to support this application in its current form. I strongly recommend that the applicant provides a detailed waste management plan, including:

' Adequate on-site storage for the required number of waste and recycling bins.
' A clear plan for safe and efficient waste collection that does not obstruct public highways.
' Measures to prevent issues related to excess waste accumulation.

Until these matters are addressed, the proposed development poses significant operational challenges for waste collection and overall street cleanliness.
