The proposals seek to demolish an existing conservatory and create a two-storey side extension and single-storey rear extension at the above-mentioned property. The Local Highway Authority (LHA) would not wish to raise any in-principle objections to the proposed development.The property as existing is benefitted with 4x bedrooms and served by 2x off-street parking spaces. The proposals would increase the number of bedrooms to 5 and re-establish the integral garage by re-providing a garage door to allow vehicular access. The existing hardstand and access arrangement would be unchanged.
As stated within the indicative parking standard within the SPD, a property with 4 or more bedrooms should be served with 3x off-street parking spaces. Whilst the re-introduction of the garage could be considered as an increase in parking demand at the site to bring the total off-street parking provision available to 3x spaces, the internal dimensions fall short of that required in the SPD in order for a garage to be considered suitable to accommodate a parked car. Therefore, it is unlikely that the garage would be able to positively contribute to the parking supply at the property.
However, as the parking demand associated with the property as existing would also be 3x spaces and only 2x spaces are available, there is an existing parking shortfall of 1x space whereby the impacts associated will have been previously established on the local network.
As such, the proposed development is not considered to give rise to any increased traffic and transport impacts over and above those previously established.
For this reason, the LHA would not wish to make any in-principle objections to the proposed development.
