Additional information is required.

In order to support the change to the listed building which will involve the wholesale removal of the historic chimney stack and replacement with modern material that imitates the removed stack, we'll need an independent Structural Engineers Report to be submitted with the application. It need not be extensive, just proportionate to the works proposed. On receipt of this we can make an informed judgement on the need for/extent of works and whether we can grant listed building consent in line with the Planning (Listed Buildings and Conservation Areas) Act 1990.

The Natural Infrastructure Planning Team hold no objections to this development. However, we recommend that the following informative is applied:

Informative: Bats and Breeding Birds
The proposed works may take place within a site with suitability for bats or breeding birds. Under the Wildlife and Countryside Act (1981), bats and breeding birds are legally protected against disturbance, injury or killing and bat roosts are protected against obstruction, damage or destruction. If bats or a bat roost is present in the building, a licence to carry out the works from Natural England may be required. Please note bats are incredibly sensitive, so any alterations to buildings including roof lining, timber treatment, tile replacement will need consideration. In practice, if any protected species or evidence of protected species are found on site (such as nesting birds, bats or reptiles) works must cease immediately, and a suitably qualified Ecologist consulted; Close inspection of the site's habitat should be undertaken no more than 24 hours prior to commencement of works to determine if any bats or birds reside in the trees. No works shall occur while birds are nesting which may be at any time between the month of March to September inclusive. Only if there are no active nests present should work be allowed to commence.
