Highway Authority

The proposals seek to construct a two-storey side/rear extension, single storey rear extension and enlarged porch at the above-mentioned property.

The proposed development would result in the loss of the existing garage and a length of hardstand that runs adjacent to the dwelling, whilst also increasing the number of bedrooms at the property. This leads to the use of the property becoming intensified whilst simultaneously removing off-street parking provision which would usually result in a recommendation of refusal from the Local Highway Authority (LHA).

However, as the remaining hardstand is able to provide off-street parking for 2x cars, it is not considered that a recommendation of refusal on this basis could be sustained if challenged at appeal.

For this reason, the LHA would not wish to raise any objections to the proposed development.
