PLYMOUTH CITY COUNCIL CONSULTEE COMMENTS FOR A PLANNING APPLICATION.

APPLICATION SUMMARY
PLANNING APPLICATION: 25/01020/FUL
ADDRESS: Unit 13, 6 Burrington Road, Plymouth PL5 3LX
DESCRIPTION: Change of use from general industrial units (Use Class B2) to Golf Driving Range/Simulator Leisure Centre (Use Class E)

CASE OFFICER: Macauley Potter (Planning Officer)
Development Management, PCC Strategic Planning & Infrastructure, Floor 2 Ballard House PL1 3BJ

CONSULTEE: Gary Lester (Transport Officer)
Phat CC Strategic Planning & Infrastructure, Transport Planning Team, Floor 2 Ballard House PL1 3BJ

Date: 22nd August 2025

COMMENTS:
The Local Highway Authority (LHA) would not wish to raise any objections in principle to the proposed 'Change of Use' of units 13 & 16 at Burrington Business Park (off Burrington Way) from general industrial use to a leisure use, as an indoor golf centre. That would include, a golf driving range simulator, along with ancillary elements of, an office, store, shop, and refreshments area.

Referring to the accompanying Planning Statement (par 7.16.) states: - The trip generation associated with the proposed use is likely to be at a similar level to the trip generation associated with the former uses at the site. The units also benefit from unrestricted use of all of the car parking spaces at the Burrington Business Park Estate (over 100 spaces). No changes are proposed to the access, site layout or parking arrangements and thus there is no conflict with DEV29 (Specific provisions relating to transport).

SUMMARY:
In accordance with the above comments the LHA would not wish to raise any objections in principle to the proposed 'Change of Use' of units 13 & 16 at Burrington Business Park, from an industrial use to a leisure use as an indoor golf centre. No objections.
