Housing Delivery

If a residential use is acceptable in wider planning terms - the Housing Delivery team would highlight the need to construct any C3 dwellings to NDSS standards, including provision of private amenity space.

In addition provision should be made for accessible housing units in accordance with policy - a checklist of accessible housing criteria (building regs part M4 level 2) can be supplied to assist the applicant if desired.

Waste Residential

From a waste operations perspective, I have reviewed the proposed development and have no objections to the application. The layout appears to allow for appropriate access for waste collection vehicles and sufficient space for the storage and presentation of waste and recycling containers.

However, it is important to note that weekly food waste collections are scheduled to commence in 2026. As such, each flat will require provision for a 140-litre food waste bin, which must be accommodated within the waste storage area.

This should be factored into the design to ensure adequate space is available alongside existing refuse and recycling containers.
Please ensure that:

The bin store is accessible for residents and collection crews.
There is a clear and unobstructed route to the kerbside for presentation, if not collected directly from the store.

The store is ventilated and appropriately sized to prevent overfilling and ensure ease of use.
