This pre-application enquiry seeks advice on the proposed demolition of an existing garage and erection of a detached triple garage at the above-mentioned property. The Local Highway Authority (LHA) would not wish to raise any in-principle objections to the proposed development.Each section of the proposed garage exceeds the minimum internal dimensions required to accommodate a parked car (6.5m long and 3.5m wide). Whilst the reversing space afforded to each parking area falls short of the 6m (5.5m minimum) required, there is additional width at each point of access which could facilitate access/egress into/out of the garage.
In addition, the site is accessed by a private drive which only serves the application property. The number of vehicle movements along this route will be low and as such, any back and forth that may be required to facilitate access/egress would take place within the private curtilage of the property and would therefore not result in any negative impact to the public highway.
For these reasons, the LHA would not raise any in-principle objections to the proposed development should a formal planning application be submitted in the future.
The proposed development has been considered in accordance with the Councils current Development Plan Policies and having regard for the National Planning Policy Framework.
