This pre-application enquiry seeks advice on the construction of a new vehicle crossing and dropped kerb at the above-mentioned property.

Limited details have been provided with regard to the new parking arrangement at the property for which the new access will serve and therefore, the LHA would provide the following general comments:

Any new hardstand would need to meet the minimum size dimensions as set out within the SPD (4.8m long and 2.4m wide) and sufficient levels of inter-visibility would need to be demonstrated at the site access. In addition, the hardstand would need to be suitably surfaced and drained to ensure that no private surface water is discharged onto the adjacent public highway.

Separate consent for the new vehicle crossing and dropped kerb would be required from Network Management. Consultation with Network Management has been undertaken and they have objected in-principle to the provision of a dropped kerb in this location.

There is a utility cover located within the grass verge and a fire hydrant located to the back of the verge at the front of the property. Any new access would need to be positioned at least 1m from these utilities and 6m from the neighbouring crossing at number 138. Whilst the exact details relating to the new access are unknown as this time, due to the limited amount of frontage available it is unlikely that a new crossing could be provided that conforms to these requirements from Network Management.
